Privacy Is Becoming the New Luxury | The Suave Dispatch No. 02

Luxury used to be visible. The best table, the largest suite, the rarest object: each one announced itself. In 2026, some of the most interesting movement in the market points the other way.

The mood is shifting

The traditional luxury goods market has cooled. Bain and Altagamma report sales slipping from $417 billion in 2023 to $405 billion in 2025, with the first quarter of 2026 down another 3% to 5%. Analysts increasingly frame the change as a move from owning more to living well. Forbes recently described high-net-worth consumers spending on space, silence, privacy, time and genuine connection, and on protected landscapes, in place of conspicuous display. Forbes

Real estate is where it shows first

The clearest evidence is in how homes are bought. Fortune reports that a growing class of Silicon Valley buyers, particularly tech and AI executives, routes purchases through LLCs, privacy trusts and "whisper" listings that never reach the MLS. Their priority is anonymity, not the best possible price. Fortune One of the town's biggest deals this year, a $51.5 million estate, traded off-market. Yahoo Finance The pattern isn't limited to California: The Real Deal found privately marketed sales in Manhattan, Brooklyn and Queens up at least 30% between 2024 and 2025. AOL

The Hamptons show a quieter version. Some buyers with $20 million to spend are skipping oceanfront for larger inland parcels, choosing privacy and adaptable homes. A newly built Montauk bayfront home sold for its full $23 million asking price, a record for a non-oceanfront home in the hamlet. The Cool Down

More wealth, less appetite for hassle

The buyer pool is growing. Knight Frank counts more than 713,000 people worldwide with over $30 million in assets in 2026, with the United States accounting for the largest share of new wealth creation. Its 2026/27 Residence Report notes that record wealth is concentrating demand at the top of US residential markets, raising expectations for design, service and amenities, and that wellness is moving from amenity to infrastructure. Knight Frank's Private Office puts the buyer mindset plainly: they don't want the hassle of managing large properties. They want "turnkey perfection." Knight Frank

Travel follows the same logic

The Global Wellness Institute's 2026 wellness tourism trends include the luxury of privacy, and a secluded cabin, private garden or villa can offer something increasingly scarce: uninterrupted personal time. Outlook Luxe

What this actually means

Privacy isn't the absence of access. It is controlled access: deciding who reaches you, what they see and when. And it has a cost. Fortune's broker source cautions that protecting privacy will likely lower a sale price, and that sellers who understand this may prefer full exposure. That's a real trade-off, and it's worth someone weighing it on your behalf. Fortune

It also has to be arranged. An off-market residence comes through a relationship, not a search. The right household professional comes through trust. A trip without crowds comes through someone who knows where the crowds aren't. None of it sits on a shelf, and all of it can go wrong if handled loudly.

That is the work of a private procurement office: finding the quiet option, vetting the people involved and coordinating the whole thing without creating exposure.

The best things aren't always advertised.
